  • Annual Rent: The lowest rent figure associated with a Full Tie. If the tie is reduced, the effective rent (via Tie Release Fees) will increase. Rent is billed and paid weekly in advance, depending on the agreed payment terms. Occasionally, a start-up rent can be discussed.
  • Security Deposit: Held on account and returned upon exiting the pub, based on the final account balance and property condition. The standard deposit is 25% of the headline rent, with lower initial deposits negotiable, aiming to build up to the full deposit on long-term agreements.
  • Working Capital: The recommended amount required for day-to-day business operations.
  • Stock: Valued by an independent valuer on the takeover day, including unbranded glassware, unopened bottles, wines, spirits, and unopened kegs and cask ale.
  • Fixtures & Fittings: Items bolted to the floor or walls, or free-standing/hung items, including furniture.
  • Training: Required before signing a long-term agreement. The "7 Steps to Sales Success" training program is held online over three days, covering marketing and business strategies to grow pub sales step-by-step.
  • Service Charge Cost: £60.89 per week, covering the Admiral Taverns Premium Maintenance Package, compliance and statutory obligations, boiler and cellar cooling repair/replacement, and full access to e-learning for you and your staff.
